Spanish Fork Planning reviews development applications for subdivisions, site plans, zone changes, General Plan amendments and other land use approvals. Requirements vary by application type, and some applications require review by the Development Review Committee, Planning Commission or City Council.

Development Requirements

Development applications may be subject to the following City plans, codes and standards:

Before submitting a Preliminary Plat application, applicants must meet with the Community Development Director. A Preliminary Plat submission generally includes the applicable review fee, CAD and PDF files of the plat, and supporting studies and documents required for the project.

Required materials may include:

  • CAD file of the plans in DWG format
  • PDF of the plat
  • Soils report
  • Storm water plan
  • Traffic impact study, unless waived by the City Engineer
  • Wetland delineation study, when applicable
  • Title report
  • Approvals from other affected agencies or utility providers

Preliminary Plat applications for a Master Planned Development must also include:

  • Project overview
  • Plat drawings
  • Product elevations
  • Landscape plan
  • Description and design of amenities
  • CC&Rs
  • Soil reports

A Final Plat submission generally includes the applicable review fee, CAD and PDF files of the plat, and detailed construction and engineering documents.

Required materials may include:

  • CAD file of the plans in DWG format
  • PDF of the plat
  • Construction plans
  • Final soils report
  • Final storm water drainage plan and report
  • Mass grading plan

Construction plans must meet applicable Title 15 requirements and City Construction Standards.
