Building Inspections

After your building permit is issued, inspections are required at different stages of construction. Schedule inspections through the CitizenServe portal at least 24 hours in advance.

Inspections must be scheduled at least 24 hours in advance. Work must be ready for inspection by 8 a.m. on the scheduled day. If the work is not ready, a $93 re-inspection fee may apply.

These inspections generally take place early in construction and may include:

  • Setbacks and footings
  • Foundation
  • Structured masonry and bond beams
  • Suspended concrete

Forms, reinforcing steel and other required materials should be in place before the applicable inspection. Some specialized inspections may require an approved third-party inspector.

Inspections may include:

  • Water lateral
  • Sewer lateral
  • Underground plumbing
  • Underground electrical
  • Underground mechanical
  • Temporary power
  • Gas line pressure testing
  • Electrical service and power

Underground work must be inspected before it is buried or covered with concrete.

As construction progresses, inspections may include:

  • Exterior shear walls
  • Flashing and weather barrier
  • 4-way inspection
  • Sprinkler system rough-in
  • Shower pan
  • Insulation
  • Drywall
  • Ceiling grid

The 4-way inspection generally covers framing and rough electrical, mechanical, plumbing and fuel gas work.

A final inspection is required once construction is complete and before the building or structure is occupied or used.

Building Permits

Building permits help ensure construction is completed safely and meets adopted building codes. Most new construction, additions, remodels and major electrical, plumbing or mechanical work require a permit before work begins. Building permit applications are submitted online through CitizenServe.

Residential permits generally apply to homes and residential properties, including single-family homes, duplexes, townhomes and many accessory structures. Common projects include new homes, basement finishes, additions, garages, decks, pools, water heaters and HVAC replacements.

Commercial permits generally apply to businesses, offices, industrial buildings, apartments and other non-residential or multi-family properties. These projects may include new buildings, tenant improvements, remodels, changes of occupancy, signs and commercial electrical, plumbing or mechanical work.

  4. Complete the application and submit the required documents
